We enforce County Court Possession Orders that have been transferred to the High Court for enforcement, as well as High Court Possession Orders. This includes orders obtained through both Section 8 and Section 21 proceedings.
Once we receive your instruction and valid court order, the typical timeframe is 2-4 weeks to complete the repossession. This includes all necessary legal notices and preparation time. Urgent cases may be expedited where legally possible.
Our High Court Enforcement Officers will attend the property with appropriate support staff, serve the relevant notices, and peacefully gain entry. Occupants are given reasonable time to gather essential belongings. We then secure the property, change locks, and complete a thorough inventory and condition report.
Our team is experienced in handling resistance. We employ trained security personnel when needed and have established protocols for managing challenging situations. If necessary, we can request police attendance to prevent a breach of the peace, though this is rarely required.
We create a detailed inventory of any belongings left in the property. The landlord has legal obligations regarding these items, and we can advise on proper handling, storage, or disposal according to current regulations.
